Acquisition Costs in Monaco (Notary and Agency Fees)
— Notary Fees
Notary fees in Monaco consist of two main components:
• Notary’s Fee: These professional fees represent 1.5% of the property's purchase price. They cover all services provided by the notary, including drafting the deed of sale, verifying the legal conformity of the property, and guiding the process throughout the transaction.
• Registration Duties: Set at 4.75% of the transaction value, these duties include transfer taxes, registration fees, and other administrative costs. They ensure the legal validity of the purchase and the formal registration of the property in the buyer’s name.
In total, notary fees amount to 6.25% of the purchase price.
— Agency Fees
In Monaco, agency fees are standardized and follow the official rates of the Chambre Immobilière Monégasque. They represent 3% excl. VAT of the purchase price, plus 20% VAT, bringing the total to 3.6% incl. VAT. These fees cover property valuation, liaison between buyer and seller, and personalized support throughout the entire transaction.
