LARVOTTO SEA VIEW APARTMENTS

The longest stretch of south-facing residential buildings in Monaco runs along Avenue Princesse Grace and Boulevard du Larvotto. At sea level with full southern orientation, this is the corridor buyers typically mean when they say they want a sea view in Monaco.

 

Roccabella (24 Avenue Princesse Grace), designed by Gio Ponti and completed in 1973, rises 27 storeys with every apartment facing due south over Larvotto Beach. Apartments range from approximately 290 to 600 square metres, offering a valuable combination of space and unobstructed sea views. The building also offers a private 25-metre outdoor heated pool and room service from Maya Bay restaurant, an arrangement that does not exist elsewhere in the building stock. Other amenities include a 24/7 concierge, fitness facilities, and children’s play areas.

 

Houston Palace (7 Avenue Princesse Grace), completed in 1984 and recently renovated with interiors by Casamanara, Houston Palace offers configurations from two-room apartments of around 135 square metres through to duplex villas of 370 to 1,300 square metres and duplex penthouses above 800 square metres. Every residence faces south with a loggia. The renovation has repositioned it considerably relative to older neighbours on the same avenue.

 

21 Princesse Grâce (21 Avenue Princesse Grâce), completed in 1993, contains 25 apartments across four floors. Bay House (41 Boulevard du Larvotto), completed in 2024, contains 56 apartments and 5 private villas. Sea views are available in select apartments, while others have views partially obstructed by Roccabella and the Monte Carlo Bay Hotel.

VIEWS FROM LA ROUSSE - SAINT ROMAN

Buildings here sit elevated above the rest of Monaco. The sea views are wider than those on the Larvotto waterfront but more distant. The trade is proximity for breadth.

 

Tour Odéon (34 Avenue de l’Annonciade), completed in 2016 at 170 metres and 49 floors, is Monaco’s tallest residential building, designed by Alexandre Giraldi with interior design by Alberto Pinto. 63 apartments including two sky duplexes and a five-floor penthouse. FONTVIEILLE & PORT HERCULE VIEWS

Buildings in these districts overlook Port Hercule, the Fontvieille harbour and the Cap d’Ail coastline to the west, with the open sea beyond. Buyers who value the animation of the port and the F1 circuit below often find this more compelling than a quieter southern sea exposure.


Les Terrasses du Port (Fontvieille), completed in 2004 and designed by Balaieff Cavarino, is 13 levels overlooking the Cap d’Ail marina and the sea. It also includes an infinity pool, concierge, and fitness facilities.


Seaside Plaza (8 Avenue des Ligures, Fontvieille), completed in 1993 and designed by Manfredi Nicoletti, is a three-wing 12-level complex with an outdoor infinity pool, sauna, fitness room and 24/7 concierge. Monte Marina (31 Avenue des Papalins, Fontvieille), completed in 1985, is 12 storeys and positioned along the seafront. Many apartments open toward the Mediterranean with terrace views. The building sits close to the Princesse Grace Rose Garden and the marina, with a quieter residential character than the port-edge addresses.

 

Buildings lining the La Condamine port corridor, including Le Bristol, Ermanno Palace, and the Shangri-La, offer Port Hercule and sea views with the F1 circuit running directly below. The character is specific and the buyer profile tends to reflect that.

MARETERRA SEA VIEW APARTMENTS

Mareterra, Monaco’s most recent land extension project, is home to the most expensive real estate in the Principality. The sea views are completely unobstructed and framed by floor-to-ceiling windows in newly built ultra-prime apartments and villas.


Le Renzo (Place Princesse Gabriella), designed by the Renzo Piano Building Workshop, is approximately 17 floors with around 45 to 50 apartments including duplexes, triplexes and penthouses. Every apartment faces the sea. Residents enjoy a 24/7 concierge, spa, pool, fitness centre and valet. Apartments sell at approximately €90,000 to €120,000 per square metre.


Les Jardins d’Eau (Promenade Prince Jacques), designed by Valode & Pistre Architectes, is a low-rise complex arranged around landscaped gardens with sea and garden outlooks. It also offers a concierge, spa, pools and fitness facilities. This building is suitable for buyers who want the Mareterra address in a quieter, lower-rise setting than Le Renzo.
